Terms of Use
Please read these terms before using WeLeaseHouses or registering a property.
Last updated: 17 July 2026
These Terms of Use (“Terms”) govern your access to and use of https://www.weleasehouses.co.uk (the “Website”) operated by WeLeaseHouses (“we”, “us”, “our”). By using the Website or submitting a property registration, you agree to these Terms. If you do not agree, please do not use the Website.
1. About our service
WeLeaseHouses works with private landlords in the East Midlands who wish to lease property on a corporate basis for up to five years. Our model is built around:
- A corporate lease where the tenant is WeLeaseHouses or an approved partner — not individual occupiers on assured periodic tenancies
- Properties that may be used for Social Housing or Supported Living for the lease term, with your explicit consent at registration
- Professional management of occupancy, compliance, and day-to-day property matters under the lease arrangement
Nothing on this Website creates a landlord–tenant relationship between you and individual occupiers. Any lease would be a commercial arrangement between you and the named corporate tenant, subject to formal documentation and due diligence.
2. Information only — not advice
Content on this Website — including blog articles, guides, FAQs, case studies, eligibility results, and explanations of the Renters' Rights Act — is provided for general information only. It does not constitute legal, financial, tax, mortgage, insurance, or property advice.
Property letting, corporate leases, social housing placements, and supported living arrangements involve complex legal and regulatory issues. You must obtain independent advice from suitably qualified professionals (for example, a solicitor, surveyor, mortgage broker, or insurer) before making decisions about your property.
3. Property use — Social Housing and Supported Living
Properties accepted under a corporate lease with WeLeaseHouses may be used for Social Housing or Supported Living for the duration of the lease. The named tenant will be WeLeaseHouses or an approved partner. You must confirm you understand and agree to this use when registering.
Properties leased to WeLeaseHouses may be used for Social Housing or Supported Living. We manage all occupants and compliance for the lease term.
Specific use, licensing, HMO status, and occupier arrangements depend on the property, location, and formal lease terms. We are transparent about intended use before you proceed, but you should not rely on website copy alone when deciding whether the model suits your property.
Further information is available on our Social Housing & Supported Living page.
4. Property registration
When you submit a registration form, you confirm that:
- The information you provide is accurate and complete to the best of your knowledge
- You are the legal owner of the property or an authorised agent with authority to discuss leasing on the owner's behalf
- You consent to us storing and using your data as described in our Privacy Policy
- You agree to Social Housing or Supported Living use as set out in the registration consent wording
Submitting a registration does not guarantee that we will offer a lease, nor does it oblige you to proceed. We may decline registrations that do not meet our criteria for location, condition, compliance, or suitability.
5. No binding offer
Nothing on this Website — including rent indications, eligibility results, case studies, or email correspondence — constitutes a binding offer to lease or a guarantee of rent, term, or acceptance.
Any lease proposal is subject to:
- Property inspection and satisfactory due diligence
- Legal review and agreed documentation
- Mortgage and insurance permissions where applicable
- Internal approval and, where relevant, partner allocation
A lease exists only when formal written agreement is signed by all parties.
6. Eligibility checker and estimates
Our eligibility checker and any rent or suitability indicators are indicative only. They are based on limited information you provide and our general assessment criteria. They are not formal valuations, offers, or guarantees of income, and should not be used as the sole basis for financial decisions.
7. Renters' Rights Act and regulatory content
We publish material about the Renters' Rights Act, assured periodic tenancies, and how corporate leases may differ from standard individual lettings. This content is illustrative and may not reflect every landlord's circumstances.
Whether a particular arrangement falls outside residential tenancy legislation depends on the facts, documentation, and how the property is occupied and managed. Do not rely on our summaries as a substitute for legal advice.
8. Intellectual property
All content on this Website — including text, logos, graphics, guides, and layout — is owned by or licensed to WeLeaseHouses unless stated otherwise. You may view and print pages for personal use related to evaluating our services. You must not copy, reproduce, scrape, or republish substantial parts of the Website without our prior written consent.
9. Acceptable use
You must not:
- Use the Website unlawfully or in a way that could harm, disable, or impair it
- Attempt unauthorised access to our systems or admin areas
- Submit false, misleading, or fraudulent registration information
- Upload malicious files or content through our forms
- Use automated tools to extract data from the Website without permission
We may restrict access or reject registrations where we reasonably believe these Terms have been breached.
10. Third-party links
The Website may link to external sites (for example, government guidance or partner resources). We are not responsible for the content, availability, or privacy practices of third-party websites.
11. Limitation of liability
To the fullest extent permitted by law, WeLeaseHouses shall not be liable for any loss or damage arising from:
- Your use of, or inability to use, the Website
- Reliance on information published on the Website
- Indicative eligibility or rent estimates
- Delay, rejection, or withdrawal of any lease proposal
- Actions or omissions of third parties, including occupiers, partners, or advisers
Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, or for fraud.
12. Privacy and cookies
Our collection and use of personal data is explained in our Privacy Policy. By using the Website, you acknowledge that you have read that policy. Non-essential cookies and analytics tools are used only where you accept our cookie banner.
13. Changes to these Terms
We may update these Terms from time to time. The “Last updated” date will change when we do. Continued use of the Website after changes are posted constitutes acceptance of the revised Terms. We encourage you to review this page periodically.
14. Governing law
These Terms are governed by the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction, except where mandatory consumer protection rules provide otherwise.
